Oh no! Did we miss paying our 2012 Tax Bill for our Murphy, NC home?
Q: Oh no! We haven’t gotten a tax bill for our new home here in the mountains yet. When are our Murphy, NC property taxes due for 2012?
A: Real property taxes are paid “in arrears” and are due September 1 of each year. This means you won’t be getting your 2012 property tax bill until September of 2012 and have until January 5, 2013 to pay without interest. Interest starts on January 6 with 2% the first month and ¾ % each month thereafter until paid.The current tax rate for Cherokee County, NC is $0.385 per $100 of your assessed tax valuation. In addition, if you live within the city limits there is an additional $0.330 per $100. Depending on the area you live in there is also a fire district tax.
The Property owner on January 1 is the responsible taxpayer for that tax year even if the property is sold during the year. Even if your taxes are paid through an escrow account with your mortgage payment you will still receive a tax bill even though the mortgage company is notified too. Contact your mortgage company just to verify that they are also receiving the bill and will be paying it.

Winter Tips for Feeding the Wild Birds in Murphy, NC
So its officially winter here in Murphy, NC since we had our first little covering of snow yesterday! So now is good time to review some Winter Tips for Feeding the Wild Birds in Murphy, NC.
As the winter weather fills our days don’t forget to feed your wild bird friends. Not all birdseed mixes will suit all wild birds. Birds will often sort through mixed seed and discard what they do not want. Typically, less waste occurs if you provide only one type of food per feeder, rather than mixed birdseed. Experts recommend black oil sunflower seed as one of the best single seeds to attract a variety of birds to your feeder.
Insect-eating birds, such as woodpeckers, chickadees and nuthatches, will benefit from additional suet in the wintertime. Suet cakes can be purchased at feed and garden stores and are available almost everywhere.
The location of the food is also important. Keep your feeder a safe distance - at least eight to 10 feet - from protective shrubbery where marauding house cats might lurk.Around your home you can grow plants in your yard that offer seeds and habitat through the winter or by providing supplemental feed at a bird feeder.
Remember birds need water in the winter, even more so than in the summer when ponds, bird baths and streams aren’t hindered by cold and ice. Make sure to provide a fresh bath of water daily.
Feeding birds over winter can be vital to their breeding success. Studies show that birds that receive extra food over winter lay their eggs earlier and produce more fledglings. We have a deal in the works for a local Business in the tri-state area and our Buyers wanted to add into the contract that the current Facebook page for the store convey. The Listing Agent responded “I am not sure that a FB business page (if that's how it is set up) can be transferred. It is normally tied to your personal account. If you don
't mind, can you check into that and let me know.”
Interesting question and we’ve never come across this in a sale either... I thought you could set someone else as the administrator of the page (and change the email), then the current “owner” could be demoted to a regular fan andthen they, the “buyer” would become the new "owner" the page.

December's Season of Celebrations & Sharing - Possum Drop in Brasstown, NC
Welcome in 2012 Mountain Style at the Possum Drop in Brasstown, NC! No we don’t drop a big ball or a peach - its a Possum. This year's festivities to welcome in the New Year will start at 9:30 pm and will last until the Possum is lowered at midnight and then the fireworks display begins as we’ll usher in 2012.
Last year Bill Geist from the CBS television show Sunday Morning was there at Clay’s Corner filming so take a peak at this video from the 2011 Possum Drop. You see, Clay Logan, owner of Clay’s Corner and originator and creative director of the Annual Possum Drop is pretty famous in these parts.
Folks from near and far have been making their way to the small community of Brasstown, NC, population of about 250, to attend the Possum Queen contest of local manly-men dressed up like women, local singing and the official lower of the possum at midnight. When the weather is good you could see a crowd of about 3,000 here to celebrate. But don’t worry folks, like Clay says "It's a lot of good clean family fun. No alcohol," and "We advertise it as the only New Year's party you'll remember the next day no matter how much fun you had." It will be one New Year celebration you won't soon forget!

We had the pleasure of attending the Fannin County Chamber of Commerce After Hours this week held at The Art Center Galleries On West Main in downtown Blue Ridge, GA. It was a fabulous evening filled with a festive atmosphere, touring and learning more about the Blue Ridge Mountains Art Association with Executive Director, Sarah Verner.
The vision of The Art Center is to act as an economic stimulus to put Blue Ridge, GA on the map as one of the Top Art Towns in the Nation. And that's just what they’ve done and the results have benefited the entire community. The estimated audience each year is 30,000+. The Art Center depends on its membership to keep it strong and its programs growing. So what exactly is a solstice?
The earliest humans knew that the sun’s path across the sky, the length of daylight, and the location of the sunrise and sunset all shifted in a regular way throughout the year. They built monuments, such as Stonehenge, to follow the sun’s yearly progress.
But today we see the solstice differently. We can picture it from the vantage point of space and we know that the solstice is an astronomical event, caused by Earth’s tilt on its axis, and its motion in orbit around the sun. What an amazing world we live in!

in December’s Season of Celebrations and Sharing!
You might have read our last blog about the Wrapping Party at the Mountain Lakes Board of Realtors where a bunch of us got together to wrap 360 fleece blankets for the four local nursing homes in our area. Well, the best part of that night of furious wrapping was the getting to deliver them!

We had caravans of Realtors loaded down with all the packages heading out to the Murphy, Andrews, Hayesville and Robbinsville Nursing Homes. It might have been raining all day outside, but inside smiles were beaming and we had such a blessed day meeting, hugging and talking with all the wonderful residents.

Our local Mountain Lakes Board of Realtors holds fundraisers throughout the year to raise funds for projects such as this to give back to our communities, but we are really the ones that get so much out of it by being able to participate. It was a Merry Christmas for us all!

December's Season of Celebrations & Sharing - Realtors wrapping blankets for the local Nursing Homes
If you drove by the Mountain Lakes Board of Realtors office last night and saw the lights on after dark, cars in the parking lot and were wondering what was going on...It was your local Realtors there just busy as bees wrapping blankets for our four local Nursing Homes.
We wrapped 360 blankets to be distributed to the Murphy, Andrews, Clay and Graham Nursing Homes. We even had to send our President, Bonnie Smith, out for more wrapping paper. It was a lot of fun wrapping, but the real fun is going to be when we all get back together and deliver them! Stay tuned for our next Mountain Living post on that to see all their smiling faces.

Our local Board of Realtors have fundraisers throughout the year for giving back to the communities in ways such as this. We are also collecting for the Local Food Bank so you still have time to drop off your donations for that project too! Deadline is Monday, December 19, 2011.
